What is an EICR?
An Electrical Installation Condition Report (EICR) is a detailed inspection and test of an existing electrical installation. It assesses its condition and identifies defects, deterioration or safety concerns that may need attention.
An EICR establishes whether the installation is satisfactory for continued use. It's a condition report, not a certificate guaranteeing that an installation is safe. An older installation doesn't automatically fail just because it doesn't meet every requirement of the latest Wiring Regulations.
Who needs an EICR?
Landlords & rental properties
Landlords in England must have their rented properties' electrical installations inspected and tested at least every five years, or sooner if the previous report requires it. The inspection must be carried out by a qualified and competent person.
Homeowners & homebuyers
An EICR is a smart move when buying an older property, before renovations, or if the installation hasn't been checked for years. Around every ten years is generally recommended for owner-occupied homes.
Commercial properties
Regular inspection and testing helps businesses understand the condition of their installation and manage their electrical safety obligations. The right interval depends on the premises and how it's used.
What does an EICR include?
- Inspection of the consumer unit or distribution board
- Testing of circuits and protective devices, including RCDs
- Assessment of earthing and bonding arrangements
- Checks for damaged, overheating or deteriorated accessories
- Identification of electrical safety concerns
- A written report detailing the findings and any recommended work
The extent of inspection depends on the installation, its accessibility and any agreed limitations, all of which are recorded in the report.
Understanding your EICR results
Any observations are given a classification code:
An EICR is unsatisfactory where any C1, C2 or FI observations are recorded. If remedial work is needed, we'll explain the findings in plain English and provide a quotation.
EICR prices: domestic inspections start from £160 + VAT for properties with up to six circuits. The final price depends on the number of circuits and distribution boards, property type and the extent of inspection required.
EICR questions
Do I need an EICR when buying a house?
It isn't generally a legal requirement for an owner-occupied home in England, but it's strongly recommended, especially for older properties. It can highlight wiring, consumer unit and earthing issues before you commit, helping you understand potential repair costs.
Does an old consumer unit automatically fail an EICR?
No. An older consumer unit doesn't automatically make an installation unsatisfactory. Observations depend on the actual safety implications, and the inspector applies the appropriate code to what they find.
Does an EICR include repairs?
An EICR is an inspection and testing service and doesn't include repairs. Where defects are found, we explain them and can quote for remedial work, consumer unit upgrades or rewiring.
